After designing 100+ projects in 22 states across the US, we’ve come across almost every type of home, ARV, and target buyer.

As sellers realize that buyers cannot pay the same price for the same income stream as before due to the higher rates dampening overall buyer returns over that 6-month market cycle, sellers will eventually transact at lower prices, making it more apparent to sellers where the current market pricing is.

We need a buyer's representation agreement signed before we can show. 

We are at the top of this boom cycle, and the time is not right for the average buyer to make that move in many areas.Keep in mind that the faster/higher the boom, the faster and more severe the bust.

Look into Illinois first-time buyer programs for potential grants, and think about leveraging business credit once you’re established.Good luck!
