Turnkey through a marketer is too expensive and you living there where the action is a big advantage over your brother in CA.

I suppose we could go back and fourth on the validity of your example of the rent / fight / murder, but for now the purpose of what I am saying here is if a customer isn't comfortable with the contract, their time is better spent moving on to a different PM than spending time and money trying to change their contract, cuz it ain't happening. that I can agree on :) Keep rocking it brother.

I like to have two escapes on a property if things go south.

I often like to think of extremes to put it in perspective - if 100% financing was available, everyone and their brother would be buying up property and the prices would be astronomical.

My brother and I own a simply spectacular piece of property overlooking the Columbia River in Washington State. 

Make sure there is a positive cash flow from the property.Make sure your escape plan is well-defined.
