You are asking for future mold and water issues and even if you where to frame in the windows you are going to need to re-insulate, blend the siding back in, paint, caulk etc. etc.

They probably got there by spending far less they they earned and using this fuel to invest in projects that make as much or more than the market does with a 50/50 blend of stocks to bonds.

I usually get polished black granite, which contrast nicely with the lighter maple, and also blends in with the stainless appliances.

I prefer to believe it is the simple truth of sowing and reaping.What's more, unless it's directly related to a crop you are sowing (like a direct mail campaign), I believe that sowing wildly, lavishly even, without thought or regard to reaping is akin to applying just the right blend of fertilizer and water.

Now loan servicing laws, tax reporting kick in to cause you problems.If you want to sell with an assumption of an underlying loan, with consent, make a second mortgage at a higher rate, don't try to "blend" different rates, amounts and amortizations. :)

The leases, financing, rent increases, blended cap rate over the primary term of the lease, and exit strategies have to be thought out well in advance before purchasing.The exit strategy and targeted buyer would vary based on what purchase price you are talking about.If as a direct investor you are talking multi-million properties putting 25% down then you can land quality corporate backed leases.
