Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.   

Essentially a land flipper is actively seeking out properties to buy for a bargain and then aggressively marketing the piece of property to turn a profit.The flipped land can be sold for cash, but more commonly, flippers make money by offering the buyer financing and allowing them to pay the land off over a set period of time, with interest.

One of the hardest pieces in starting out is finding a mentor that is already doing what you want to do or are trying to do. 

I have taken parts of the Michael Blank program and found it very educational.

We want to put up signs and get cameras set up around our perimeter and inside the common areas for added piece of mind for us and the remaining tenants.  

My biggest piece of advice is to get a killer rental agreement/lease for Cook County.

Interestingly enough, I just got a piece in the mail today clarifying my cancellation of my policy from State Farm.

I got a guy on the phone and he basically blanked me saying oh this is a 5 year play now, nobody is seeing their money or any distributions before 4 to 5 years, so yeah, basically we have no options here besides just wait.  

Went in person, was told, "we don't have a price list," but did take down the prices they have stuck on a piece of paper on the bottom of a computer screen, which were different (lower than) from the prices on a written quote from a sheet a floor rep provided.
