I would say this was the biggest splurge for this project.

Our biggest challenge in the beginning was our on-site manager.

So that means when I launch, I will be 30 days out from one of the biggest weeks of the season.

They can;t touch my Wholesaling method.We get the biggest and best deals and leads, so any buyer wouldn't think 2ce screwing me over.Done! 

I really think that the biggest pros and cons depends on YOUR goalsI self manage my properties with the help of a VA and I like that I can be hands off now that my VA is trained.

The biggest issue I found when I started off while living in San Francisco is going to be the high entry points for investment properties + the landlord laws not being that friendly.

This gets you an unoccupied home and hedges against the downside of an expensive eviction.

But it’s all upside no downside to let it go to auction. 

My biggest advice is to start investing where you have a good network of people you know like and trust...this especially holds true if you will be investing out of state.While it's not impossible to go straight to the commerical I personally found it easier to start in the residential world and then make my way over to commerical multi-family.
