I have been listening to Bigger Pockets podcast for a couple of months now and I am learning so much but still in the beginning stages of learning how to jump in to real estate investing.

Management fees are steep, you're competing w/ bigger operators as well as mom & pop places - it's hard to get the personalized care needed, in my opinion, to be successful. 

Bigger Pockets sent out an alternative investment article which included ATM investments as a suggestion. 

We are deciding between hiring a property management company, finding a full time handyman or a hybrid of hiring a property management company for our bigger buildings and using a handyman contracting company for the easier ones.

The bigger REIAs out there have many sub groups that may specialize in fix and flips, landlords, notes, or somewhere in between. 

I believe there is no better place  than Bigger Pockets to find the most expertise.

Then if I wanted to sell a property, then I just sell it and let the new owners revamp and go their own way with a new listing.If being on Bigger Pockets has taught me anything, each owner is unique and will want to take what they buy and put their own spin on it.

Does anyone have a personal experience where they were sued for such an amount that umbrella insurance kicked in?

With kids and self-employment you need bigger reserves than others.
