Multi-family units are particularly good for this, providing consistent rental income and reducing vacancy risks. 

I am not familiar with that particular county, but people run STRs without permits all the time.

Benefits: This strategy is particularly useful for high-income years, as it allows you to defer taxes and increase cash flow by reducing your immediate tax burden.A cost segregation study can be especially beneficial if you plan to hold the property for several years and want to maximize deductions early, but just doing cost seg is not helpful.

These particular youngsters - have seen many of their cousins, siblings or other relatives, fall into the pitfall of BAD Decisions and simply blow this money quickly away.
