You could have astronomical appreciation but you don't benefit from it until sale or refi, and they couldn't care less because debt service is paid in dollars, not percents.

I work in San Francisco and live on the peninsula where real estate valuations are astronomically high, hence my interest in looking elsewhere.

Here in Virginia Beach I have a ton of clients that owned boat slips and rent out the boat slip for astronomical rates during the summer times some of my clients are making $2500 Per day during the summer for 50ft  yacht slips Honestly I would never rent a boat out that I owned too many crazies but I definitely would rent your slip

But not like the heavy duty ones like structural damage or a total rebuildIf it needs a new roof or HVAC, you will either not be able to finance it, or your insurance will be astronomical. 

The consumer is fed up w/ the astronomical prices.

Astronomically high housing prices but it's also an incredibly popular tourist destination so I'd imagine that the short term rental market would have to be the market to go after in Hawaii.

It's not easy finding bank lenders right now that will loan less than $100k or at least without astronomical fees and points. 

That doesn't solve the problem with our education system, which is the astronomical cost of education nowadays.
