@Michelle ShriverA CPA/EA who knows what they're doing won't quote a fee for your return without examining a copy of the prior year and having a conversation with you to ascertain any material changes year-over-year.It's hard to say if $1,800 is a good price.

The roofer can tell you whether there have been previous leaks, repairs, etc. and ascertain whether it's a new leak or been leaking a while.

AS for painting your tree's I suspect that is a small claims court matter and you can see what the trier of fact would say about it or rule in your favor  I suppose they would and maybe since damages would be hard to ascertain maybe they give you max amount ??

Once we have a couple budgets established we go back to our in house data team and "Scrape" data from other themed houses in the same neighborhood (with the exact same BR) to ascertain EXACTLY what they are creating for ADR and %occupancy.
