I am arriving at this conclusion because the appraisals relied upon for the BRRRR method in these lower tier neighborhoods rarely equate to actual results in an arms length transaction. 

And if I sell it why does it make more sense in the long run, and at what price should I sell it for if it’s appraised for less than I bought it with current market.

Plus it helps with appraisals. 

Be careful with that BRRR stuff.I personally would not do Remote BRRR as there is just a lot of risk with 1) risk of embezzlement with contractors 2) change orders and 3) bank doing bait and switch doing a lower appraisal and/or LTV on the refinance.Most service providers net worth is under 500-1M net worth and I just did not feel comfortable working with them because they would screw me over when I wire over 30-50k checks to do work.

Tough part with VA loans is they are still similar to FHA loans and can be a more strict appraisal process.

If so, how are they appraised?

My house was appraised nine years ago at $95,000.

We've done DSCR deals sub $100K as long as the appraised value comes in at $75K or higher.

You don't have an option period, no financing contingency or appraisal contingency.

(horrendously low appraisals don't count!)
