I do have additional coverage for the sewer since I knew it may have issues before I bought the property. 

That's an ADDITIONAL capitol investment made. 

This practice also frees up more money for lenders to use to fund additional mortgages.In "non-conforming loan" world, anything goes.

Unless the borrower is self employed and takes a lot of expenses to show lower income on their returns then it usually makes sense to pay a couple thousand a year in higher interest (you can pay like 4,000 a year in additional interest for DSCR if you are saving 30+k on your tax bill kind of math lol)

Very interested in the Cleveland/Ohio market in addition to a few other cross-border cities closer to Toronto.

If we waited 12 months and got up to 80% occupancy would have netted an additional $500,000.  

Even if you primarily rely on finding your own deals off market, it never hurts to have a reliable agent on your team as an additional lead source.
