Unfortunately news reporting has degraded and writers no longer cite sources, as is the case with this author. 

@Tyler Clark, if I understand the law correctly, the writer (buyer) of said 'love letter' wouldn't be infringing any FHA laws. 

So if someone has the cash to put down 50% on a home like that, they will get it, but otherwise an appraiser and under writer will smash those dreams of STR income.

Publishing is simple..maybe I need a ghost writer? 

I do not know it but do you know Robert Kiyosaki the book writer/philamtropy person that has some things to say that caught my attention.  

I want to make money as a fiction writer, and I could start that process in self-publishing and quickly make a buck, but even if I turned my success into millions, it wouldn't be my dream.To do what I love, truly do it, my books have to come out from the big publishers, go on the shelves of bookstores nationwide, publish in hard cover, then soft cover.

Surely finding a good contract writer/lawyer with experience in this area is a big step.

It's no secret I am not a writer and arguably a rather poor conveyor of information, so maybe I am not saying it correctly to what my mind sees and understands. 

On a separate forum, it was noted by someone who has known him for a while, that he is a good person and his wife is a very active writer on financial websites.
