I've looked at a few of the sites and will reach out to them. 

It looks like according to the county site (sbcounty.gov) they require all renter payment go to the active owner. 

In the class category it works to your favor the higher the risk the greater the CF.I am 58 y/o I have been in Rental Real estate Market for 7 years with the major focus on generating income for retirement.  

I used Hostaway for the last year and the they recently snuck in a 1.8% fee for our direct booking site.

Just trying to learn more about the process when its purchase only as I've seen that option on some lender sites. 

Finding handymen is NEVER easy:( Often, you have to use trial & error method and weed through several before finding one that is acceptably (never pefect) reliable, quality, will fix warranty issues and has decent prices.Try visiting a Home Depot 6-8am on a Saturday.

If possible, visit some of them in person.

Everything resolved as good as could be expected w/o court (albeit full renovation was needed.)

Get listed on all the OTA’s and a direct booking site, use good management software like HostAway, use dynamic pricing software like pricelabs, use WiFi enabled smart locks like Schlage encode, use an email capture system for guests to login to WiFi like stayfi, use those captured emails to do marketing for your direct booking site, and automate scheduling and payments for cleaners and maintenance.
