Thermal expansion and contraction doesn't only occur when the sun shines on the wall. 

I also don't care much for days with 4 hours of sunshine so it is another reason why I like to get out of the area!

I definitely know its not going to be all sunshine and rainbows but I do think there is some opportunity to learn, grow and expand my education in this area and financially instead of "parking" my money at the bank.

If you do end up going this route, make sure whoever is selling you shows you REAL numbers over a meaningful period of time (minimum 4 years) and not some pro forma with sunny projections based on perfect tenants and perpetual sunshine. 

But even when things seemingly are amazing, there can still be failures and mistakes that don’t get talked about.It’s not always sunshine and roses.

Can't go wrong with investing in the sunshine  state

With real estate prices in Denver, we are unsure if it would make sense to "make hay while the sun shines" and get out of these properties or if we should hold onto them long term.Please help!
