Is it a good idea to send them a no pressure letter in the mail proposing a conversation to possibly to solve there issue?

The ordinance may require a permit to be obtained for the creation of a junior accessory dwelling unit, and shall do all of the following: (1) Limit the number of junior accessory dwelling units to one per residential lot zoned for singlefamily residences with a single-family residence already built built, or proposed to be built, on the lot. Hi @Brian Moore, The IRS has issued proposed regulations that classify the Monetized Installment Sale as a "listed transaction." 

My guy uses a commercial buffer(not a sander) to slightly rough up the surface. 

He verbally proposed an idea that I move in and pay rent on the whole property while collecting the income from the ADU.

In this NAR lawsuit, the proposed settlement does something that needs to happen...it makes buyer's agents (known as selling agents) get a buyer's agreement in place.

I think we're a bargain at the $13.90/sqft that we're going to propose that bakes in this guys commission.  

You think it will be passive because you are planning on hiring property managers, but that's a big cost for one property and you still have to manage the manager or your cash flow will dwindle.The way you are proposing what you want, you may get caught in a turnkey funnel and end up with less potential scale on the investment than you had hoped.

At acquisition the seller would be in first position on the property - you're then proposing to have him bumped down to second position by bringing in a construction loan.
