I have tossed the idea of doing a flip or 2 for the capital increase so when I do jump in my entire savings will not be held up. most duplexes I have looked at show anywhere from a 5%-9% Cap rate.Also to add some info, I'm not looking to get rich overnight. anything with 120+ a month income per door is just fine with me.

I have a Illinois Notice to Quit form printed out and I plan on overnighting this to the property today via certified mail.

So assuming you can take time off from work or work remote, maybe pack up and go camping (weather should be nice)?

This travel must be overnight and more than 100 miles from your home.

I still remember people camping out at builder's site for a chance to be in a lottery to buy a new house, crazy times.As for your case, 500K for a quad is like Phoenix prices, doesn't seem like midwest prices to me.
