Those are spray and pray techniques that don't fit with sellers right now because sellers/owners are sitting on a very low rate and don't want to move to go up 4-5 points on their rate.Listings aren't a start now thing as well.

I think most investors want to win on more than just the interest rate.

Does anyone know of a calculator where I can plug in the additional yearly pay down along with the appreciation rate of my area? 

@Loren Souers I'd have to run the specific scenarios with the rates and fees, but if you're OK with paying the higher closing costs, the Mortgage 1 deal looks good, particularly if you focus on CoC returns.

Also, you could consider buying something with "hard money"; this comes at a higher interest rate, but you might be able to get into a property and either flip it or refinance it.

Landlord friendly laws keep you safe(ish) from legal disputes with tenants and there are pockets in both markets that are appreciating at solid or better rates.

I think it could be due to niche cabins still having a strong nightly rate but I’m a total noob. 

They are great and they sport a 1% eviction rate and they carried that even through the pandemic.
