Lessons learned?

Keeping clean records from day one really helps when tax season rolls around.

So, we bought the property 2 years ago, based on the valuation of the property considering income from 6 units.The sale deeds (from 2018- 3 sales) I could get from the City and the property tax statements (2023,2024) show that the property is zoned as 411 (apartments).

Tax Breaks- I am not an accountant, but I recommend conversing with one to see all of the benefits to owning a rental property.

What I've learned is that population, job growth, and proximity to large cities are surface level indicators but don't always tell the whole story. 

That's disappointing, I'm here to learn and would happily pay for it if I used it extensively.

In North Jersey, buying is difficult from my beginner perspective with high prices, property tax, etc.Barrier to entry feels high in my area.
