I can tell you a reinstatement and a payoff quote come from the same department in a bank and, follow the same parameters per federal rule.Maybe it's pulling off a touch down with 1 minute to go but sounds like maybe scoring on the wrong end of the field. 

My current neighbor has a PhD in STEM field. 

The markets don't want to field multiple quotes on the same property and compete against themselves, so they will only work with one broker an any given property. 

I add a single page up front with the fields contained in all the documents.

As @Charles Carillo said, you can make the most of that time, but most people just waste the 4-5 years and then end up doing something unrelated to their degree field anyway.Maybe look into a Trade School, like an electrical one....nice clean work that pays really well.

They both helped.In terms of what I would do starting out in business if I were to do it again, I would recommend working for a larger team to learn their sales process and have practice in the field.

I dug in and it took time, I consulted multiple attorneys very experienced in this field, read the statutes many times, learned some things the hard way unfortunately, but after about 5 years in I got my first property and quit claimed it to the neighbor for 20K, next year similar situation, 18K to another neighbor.
