By the time he arrived I had already filled out a purchase agreement leaving the price blank.He showed me the inside and it was in pretty good shape.

No i haven't used them yet but I probably would use them to sell SFRs (if they ever arrive in the KC market.)

Also regarding STR;   when you get to 3 people arriving, three people with questions, three cleaners and inquiries on top of that it is NOT passive income. 

Pex'd & PVC'd the whole place in 4 days.The the guys hired by the kids arrived to tear out the entire bathroom to the studs & these $10/hr guys swept most of the tear out debris through a hole in the flooring down into the rehabbed laundry, & onto the new tub, new dryer, new washer & HW tank???

I have several cards - I have one dedicated to each property I own - but my favorite is the Barclaycard Arrival Plus MasterCard.  

I am a bit confused as to how this number of 4.5% was arrived as in year 1 it shows -25 and Year2 (-7) % and Year3 and 4 one cannot see here.How does one see for every year instead of just a couple of years which this calculator shows ?

Generally you do not want to make any significant expenditure until the deed to the property has arrived.
