In this case, I'm learning he's not very eager.I'm quite confident the properties will appraise between $130-140; if I was able to get it for $120k and they appraised for $140k, I would have had instant equity, and would be able to free up $105K or so (assuming 75% LTV), which I could then use to do another cash deal that I have my eye on.

If I can buy something at a $40k discount, I'll keep that instant equity myself for a buy and hold or sell it to a client as an agent making a commission and likely a repeat client getting them such a deal.

I look at the MLS daily and I know instantly whether I am interested in a property or not when it comes on the market.A couple years ago I didn't put much effort or weight into searching for off market deals but the last two properties I have purchase were off market deals.

I liked it for those reasons instantly, and can look beyond the cosmetic TLC within b/c it can be rectified; but of course I am from NY which we value space and privacy as a privilege, and you can only have any of those things if you can afford it.
