I have some clients that are interested in looking at Condo/Townhouses in Houston as an investment, but I'm not sure what to recommend they withhold as Cap Ex from their cashflow when running the numbers.

I agree with James actually, we are in Houston but we are seeing a lot of borrowers acquire rental properties in the Midwest.

If yes, then maybe consider a PM software like Hemlane, which will give you access to leases from different states and rocket lawyer.

I use Baselane's partner Rocket Lawyer to create the lease but I've used Keycheck and Avail before and they're all very similar.

Each time I go to Houston I love taking my giant brick of cash out and taking it to the bank for them to 'color up' into a few thousands bucks in hundreds.
