While podcasts, books, seminars, and websites offer general knowledge, you'll buy a specific property in a specific location, subject to local rules and regulations.

Saying something along these lines allows me to get to the point and within 5min I can usually rule a bank in or out to get to the ones that want to talk more.

Just keep the amount within any local rules and give proper notice.

I do believe we have the greatest, fairest, and most equitable system when everyone is being honest and playing by the rules, and acting in an ethical manner.
