CA OR WA have all passed new legilation to allow much smaller lots and developments .

I'm based in California and hoping to make my first investment within the next 2-3  months.

Here is a list of what adding ADUs in my CA market is typically a poor RE investment:1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

And I think I've ruled out my original option #1, which was to sink all the proceeds from sale of my current house into next primary residence in Southern California. 

I hear appraisals associated with ADUs regularly in southern Ca and they are typically less than 50% of hands off cost.  

I live in California but do not want to invest here. 

Hey Alexander, I manage over 100 STR properties and I'm a real estate broker in California.

Here in CA it gets sent directly to the customer (not via the contractor) it's called an Accord.
