When I build ground up with budgets north of $3M and have $500,000.00 of site work that will takes months to complete, are you saying I should be paying $1M to the GC upfront on day one?

On a separate note, they may still want to come (if the airports let them in) and find another place to stay even if it's on the other coast or further north, depending what make it through, if they use the wait and see approach.

Even if the program was found for you, you can expect the leverage not to be 80% - probably 70% or even 65% and the rate will be north of 12%. 

I see a bunch of people in Boston and South of Boston on this forum and was wondering if there is anyone North of the city.  

In chicago class A north side neighborhoods at 25 down you can cashflow on 4 unit properties.

The mid to upper end suburbs like Overland Park, North KC, etc are ideal for MTR along with being in the prime parts of Kansas City.
