If nothing else, offering a small reward like a gift card to their favorite restaurant (ask when they initially sign the lease) helps.

@Chris Lee not sure if this is helpful but I've been running a midterm / shorter hybrid model for a little over a year on 6 of my units.

We advertised it as a "bonus room/ office" and I think that helped attract the right applicants (they were not expecting a 3 bedroom apartment and then arriving to find out it was only 2 beds with an awkward bonus room).  

That can help give some guidance on what to expect for capex budgets.

or any kind of product that will help me tap into the equity of my lot. 

My Vrbo account manager also said offering a 10% weekly discount helps.
