I think that nationwide, there isn't going to be any run-up any time soon (5-10 years), so any sort of "speculative" play doesn't appeal to me.

WIth the speculation of the market going up in the next 24 months from Bruce Norris' seminar that I went to, I would think her best bet is to refi to a fixed mortgage, and ride it out, sell the property if she doesn't want to keep it at the peak of the market.

Someone in his family previously owned the property since the 70's, so it is highly doubtful he is real cash hungry although you can never be certain obviously.He is paying quite a bit in property taxes on the land each year (over 2% on $200K assessed value).I guess we can speculate all day, I just started looking into this and had no idea if there was a general common denominator I could expect, or if someone had some creative ideas.
