Do they charge the tenant an extra security deposit?

Hello Everyone, I am located in Killeen, Texas and planning my next investment.

This property is located in Hamilton Ohio, and is one unit in a 4 unit complex that I purchased in June 2023 full with tenants. 

It doesn't really matter that a rental property is securing the loan, what matters is how you use the funds.

Real estate continues to be high where I am located and when I calculate the mortgage payment with 20% - 25% down, it only breaks even with the rent I could collect.
