The cost savings will go towards , countertop , tile ,lighting , and stainless appliances . 

It is tempting with all the closing costs to tell yourself to save the 2-3k.

you get the idea... save save save until you have at least one downpayment and one years worth of expenses saved up. 

But one thing that always amazing me and I am just sayin.. virtually everyone of them leads off with HEY I WAS DEAD POOR  POORER than poor then in 3 short years I am now retired just follow my system.

Look at the listing on Zillow and it will show you how much interest there is (views and saves). 

If you can afford the time, it may be worth the tax savings.

You can choose bigger players like Vacasa/Evolve to manage.. 3. self manage - save money, but need to deal with everything from marketing to booking  etc Good luck on your journey.

Save it up for when you sell. 

While it's cool you're doing it solo, consider consulting a tax pro if you're unsure; it might save you headaches later on.

I agree with @Jay Hinrichs that private lending is an awesome way to make money in a retirement account.
