It takes a lot of life experience and finesse to deal with people coping with huge life struggles.If I were young and starting out, I'd offer paid services for clean outs and basic staging/moving around furniture.

Then, you're going to be negotiating with an investor on repair requests and concessions - have you ever read a book on negotiation or taken a class, or negotiated a deal like this? 

I would say pull the trigger now and reap the benefits of the equity appreciation and passive income down the road.In most cases a 2-4 unit MF debt services itself even though you have to be cautious of vacancy.

For private institutional lending, first-time home buyer, the most aggressive I have seen lenders in this space is 90% of the purchase price + 100% of the rehab, not to exceed ~70% of the after-repair value.
