I also give them a detailed 11"x17" floor plan with dimensions of each wall that they may need to plan out furniture placements, as well as locations of switched receptacles, cable outlets to plan where to put floor lamps, mount TVs etc...At key handover I give them more detailed package including a list of appliance models and serial numbers, a detailed electrical panel schedule, city mosquito control number, garbage collection schedule for regular waste, recycle waste, yard waste and bulk trash, smoke alarm batteries, storage shed padlocks, location of the secret switch to opens the swinging bookshelf that reveals two more bedrooms.

But since then there has been a heavier focus on the implications of MARKETING properties, if indulged in by unlicensed, non-title-holding, "wholesalers" - to the PUBLIC (ie. retailing), and yes, it is clear to me that if your State has a "no brokering without a license rule", it is likely that the MARKETING of properties that you don't own, could get a magnifying glass focused between the hot sun and you (regardless of your $100.00 equitable interest)!

The front doors are still the same, they have a door lock, they swing back and forth, but the $300k home will have fancy glass in them, and occasionally the cheap one will have bars.The $300k house might have a 50-gallon water heater, or a tankless, which are more expensive than the standard 40-gallon water heater.
