But to your point even if everything was done correctly this is still a very tough asset class to buy and hold long term for out of state investors.. just is.. and for Morris to make the statements he has made about the asset class.. I'm more worried about getting permits for rehabbing, and when it comes time to selling (not a flip, but if ever we decide to sell that property), it could be an issue.

However, be sure to get to the codes office early with permits, it can be a nightmare with that office.

I am leaning towards having her apply for the Owner Occupied Short Term Rental permit since this is still her home address which she can provide documentation for.
