I am wondering if I should just add this to my portfolio and rent it out long term (I have 6 units right now: a Quad and 2 SFH) or bite the bullet for the next few months and toss it back on the market when it picks back up here in the summer (located in Buffalo, NY and the market is BARREN during the winter).

The older brother is apparently stationed in Germany and was left the house when the father died.

I am just learning about SEO and all that stuff.. and how powerful BP is on Google.. kind of like the 50,000 watt AM stations of old.. ( need to be old to understand that one LOL).. so what you also see on this site.. is folks that make tons of posts but most are just cut and paste and or welcoming.. it gives them a ton of post ( which some on this site take as experience and knowledge because of all the posts )  but you then see very few votes.. 

I own a home in Seattle extremely close (less than a mile walking) to the Northgate Transit Station and with the new HB1110 "middle housing" bill being adopted I'm interested in tearing down the home and building multiple units on the 4,980 sq ft property.

Also, the occupancy requirement is pretty much disregarded if you have a PCS change of duty station to another location.

., is radio advertising where my partner in those states pays for my ads that are run on the local talk radio stations - when leads come in - I take the calls - negotiate with the owners and my contact does the comps and hand delivers the offer - we than sell the property for all cash using our marketing system.

Also, that area is closer to Hazel Park & Ferndale which is a great marketing feature.The city put a civic center near 9 Mile and Van Dyke that has a library, police station and more to help improve that area.

Specifically near the Light Rail stations, you'd have easy access to Jersey City, Hoboken & NYC.

A nearby train station to NYC does a lot of good for property value as well, I do believe.
