Investment Info:Small multi-family (2-4 units) buy & hold investment.

There are not many multi-family options available in my local area, and the ones that are available are overpriced or the current rent rolls are extremely below market average($200-$400 per unit).

A roof replacement or other large systems in a multi-family building is going to be very costly...Not sure what the point of your post was.

Hello everyone,I'm a Software Engineer from the Bay Area, looking to start investing in small multi-family units in Sacramento for passive income, but am also open to SFHs for flipping opportunities. 

No growth, job security, new infrastructure, poor school systems, lack of policy enforcement, etc.

For example we bought a house once that was noted we could not increase size of septic because it was within 1000’ of public water system and essentially that was my bad as not looking into further future development - but that was not a title company issue - as title was clear and that was not a deed restriction nor an easement

We’ll have a realtor on the team and set up systems for the contractor team to provide us with video and picture updates.

The best way to get specific info on foreclosures is through the court system if it’s a judicial foreclosure and newspapers for non judicial statesYou can pay sites for foreclosure data as well but reality is most foreclosures today do not end up foreclosing as borrowers will file bankruptcy
