I think people buy multifamily with not enough reserves, don't plan for capital improvements, start deferring maintenance, slowly the deferred maintenance catches up, resulting in less occupancy which leads to foreclosure.

It's self-perpetuating and just results in more and more investor-owned as owner-occ's can't get financed.I talked to Wells last week about a conventional investor refi on a condo THAT MEETS the guidelines and was told that Wells no longer offers refi's to any investor owned condo's - regardless of the investor ratio.

If they skip or break the lease which results in damages, you can file a claim in court and the resulting outcome could result in a judgment against them.

If they can't(don't have the info, etc) they're probably not going to work out anyways.I think if you set the tone and set it early, you'll get better tenants and better results.
