I would immediately think this was a scam if someone requested it.

Yes i will change my letter now, but I am trying to see because some people will say keep it short and simple. also i have someone who called me a scam lol.

I attended a seminar a couple of weeks ago that turned out to be a scam.  

Anyone who says otherwise is scamming you. 

Too many newbies meet people that call themselves "Hard Money Lenders" or "Private Lenders" and then get ripped off, pay high-interest rates, or just get outright scammed.

I see posts often enough about listing rentals online with photos and scammers stealling them to make fake posting.Thought, I'd offer a cheap water marking software solution:  star-watermark dot comNo affiliation, etc...

At least it might stop them from scamming someone else.

I've researched a bit but have only found some scams.

A scam in LA CA area is to squat in a house that is foreclosed on and forge a 5 year lease at a very low price and say it is totally prepaid for those 5 years! 

Forget web-based sellers of lender lists, most of which are scams, and multi-state far-away lenders, who likely have no understanding of you or your area and might not be sympathetic to any problems you might have after you’ve borrowed the money.6) Do understand licensing and usury requirements in your state, at a minimum.
