There are a lot of possible issues you really need to consider and explore if you want to proceed with both of your  proposals.

Whether or not there is anything to be concerned about, you are foolish if you don't spend the time and money on a GOOD REAL ESTATE attorney (practice limited to real estate, good reputation, and works with a lot of buyers) to explain the contract to you.  

Knowing if they’re good is another thing though… that’s where referrals and searching their name on BP and Google can really help you figure out their reputation.

They are risking their license and risking sanction by their state board.Most reputable CPA firms are not going to write any kind of letter for a non-client, which I believe is your situation.
