In your REI club, it should become evident after not too long.

We generally post a notice on the residents door and take a picture of it, it's pretty hard for a resident to convince a judge they didn't receiving a notice with that evidence.

There is zero evidence to support that notion.Have you tried just asking the guy to take it elsewhere?

That would help but you then need to present them to someone who will take the time to read and weigh the evidence.

Realistically Once you get your gonads stomped on a few times till they are flat ..it will become evident you can’t go out of your way with them .

The last tenant that was a problem with constant whining was a person that evidently came from a wealthy family and just didn't know anything about living in a house, he didn't know how to mow the lawn because he had never done it before, we replaced the dryer in the house because it wasn't working and noticed the dryer lint trap had never been cleaned, couldn't plunge a toilet, complained about a weird smell all the time, complained that one room was too cold, etc, etc,. 

The presence of a controlled substance is hard evidence, while these other items are not so clearly defined. 

@Will Barnard- hey man what happens if you do have "evidence of termites both subterranean and drywood", but no actual termites?  

I would still file a police report so that you have that for documentation/evidence if it does blow back on you

A good lawyer would use this thread as evidence of notice.
