All of a sudden it's normal/okay to be late with the rent, smoke in the unit, whatever provision they are violating.

You also have to deal with the smoke damage.

When I install this product and I miss a bit on a cut and have a gap on a curve or door frame, I have a caulk on hand in the closest matching color (light brown, dark brown, tan etc).

Lastly, a very dark red-orange for the entry door (I'd lose the screen/storm door).For the roof, use black shingles, and if you really want a nice classic finishing touch, do a standing-seam metal roof on the porch.You might want to replace the railings with something nicer that has simple newel posts at the bottom, wouldn't cost too much, and would be a bit more welcoming.

Also in WI you have to have a carbon monoxide detector/smoke detector agreement. 

In this case you have a tenant under market rent, who cannot find another place in a short time frame, who has a smoke and cat urine filled apartment.

I use Lowes for my countertops and I use Menards for my interior/exterior doors, smoke/CO alarms.
