@Alon HelmanI think you've chosen a wise path.A lot of people would have gone stupid and defensive on this.

I met with Waivo at VRMA conference and was impressed.

As said by most everyone, tenant screening is the primary defense to bad tenants. 

I have done my research and went to countless conferences while on vacation.

Worked as an analyst in the defense sector, paid pretty well.

You need to not get so defensive when someone tells you what you don’t want to hear.

I ended up firing them after they let my tenants, who were on a two  year lease, out early with no penalty and never conferring with me.

I'm not an attorney.Reality is first line of defense is good insurance. 

But you probably can't drill deeper as to the risks and you'll become more defensive with more personal insults.
