Because of this possibility, in our lease we have an assignment clause that allows the tenant to find a replacement but assesses a fee for our additional administrative costs for processing the turnover.  

I'd rather spend time trying to find properties than doing administrative tasks such as looking up owner addresses.

Were your pictures bad - so it’s just an administrative cancellation that can be fixed with proving them what they need?

Does the arch fees include construction administration time?  

They have things like insurance, marketing, tool, equipment & supply, vehicle, and administrative support costs.
