Some of this may be bs but there’s A LOT that’s reflective of situations that occasionally rear their ugly head and you don’t want to be caught in.

I've been occasionally tempted to branch into MTR or STR for improved cashflows, but seems to be a bit more trouble at the moment to execute.

Here are some rough numbers we're seeing.Studio apartment $3000One bedroom $3200-3500Two bedroom $3500-4000Three bedroom $4500-5500Expenses are similar to STRs: utilities, consumable supplies, occasionally replacing broken or worn down household items and furniture, insurance, and the usual for any property such as maintenance, CAPEX, and taxes.

There are monthly HOA Fees that must be paid and HOAs occasionally to will pass Soecial Assessments thar are passed on to each Townhouse Owner, to cover special expenditures that the HOA Board of Directors may not have anticipated, or because the HOA Board of Directors are incompetent and do not operate the HOA as a company. 

There are a FEW wholesalers that provide occasionally legit and good deals and there are many more who propagate trash and call it treasure.You're in good hands with @Forrest Faulconer here and should you need anything at all in OKC you've got the attention of one of the brightest agents I've met!

Occasionally I come across a 2-bedroom, wood frame home in a so-so area for close to $100K but that's increasingly rare.  

Before you can gauge success, you need a track record, the longer the better to set aside some luck bloat who nailed a few good deals in ten years, that is nothing in a profession.
