They're telling you up front that they cannot make rent for the near future due to inflation harming their business, so issue proper notices per landlord/tenant laws, make sure you're doing it correctly in case you have to file for eviction, but also offer them "cash for keys," where if they have somewhere to go, a family member or friend, they may jump at the chance to exit the lease and get some of their deposit back if they can leave in X days, saving them from having an eviction on their record.

Today the prime rate is 5.5% but due to the hotter then expected inflation reading this morning the fed funds rate will go up at least 3/4% maybe 1% at the end of this month. with likely another 3/4% by the end of the year.

ARV Value needs to be adjusted to the Inflation adjusted values Vs Zillow or Redfin values. what it means is you should take 20% out of highest market prices in 2021. to give it a fair value for next 2 years.
