Will monitor them and be a little more proactive in communication next month .   

I see a lot of calculators BEFORE purchasing the property but I don't see much for long term logging of expenses for taxes and to monitor performance.  

So the true average might be a bit higher once I get a full 12 months @ 20 units but still, that's a good ball park in my experience so far (and remember, I monitor my water bills for high usage / leaks. 

Currently doing my homework and monitoring the markets during the pandemic with hopes of picking up a SFH or multi in the near future.

We were monitoring the market very closely and we saw price increases on new construction weekly.

I'm going to continue to monitor my progress and make adjustments as I see fit until one day I've nailed it down.
