I am not a tax professional but I feel it is tax evasion.As a LP investor in syndications deals large enough to pay a guy 5-10K we do cost segregation in order to get bonus depreciation and write off a huge portion of the taxes from exiting the last deal.

I view each new flip as an opportunity to credit-card-hack:Open a new promotional card prior to closing and put all of your expenses on that card.Once you have completed the promotion, cancel the card after 6 months to avoid the annual charge (first year is usually free).After 2 cards, I now have enough flyer miles for a free round-trip anywhere in the world, it is a nice added bonus and doesn't cost anything.

I've had both tell me they want to wait for a better opportunity, so many seller's thinking prices will still go up, and buyers thinking there will be market correction and lower interest rate if they wait.When you see all the commercial activity in DFW area though and the lack of housing, there is still plenty of pressure.Builders for the first time in probably 3 years are trying to be creative with rate locks.....those not offering commissions are back with commissions and bonus
