I am not a tax professional but I feel it is tax evasion.As a LP investor in syndications deals large enough to pay a guy 5-10K we do cost segregation in order to get bonus depreciation and write off a huge portion of the taxes from exiting the last deal.

As a major bonus she is also my realtor, so I buy and sell through her too.

I view each new flip as an opportunity to credit-card-hack:Open a new promotional card prior to closing and put all of your expenses on that card.Once you have completed the promotion, cancel the card after 6 months to avoid the annual charge (first year is usually free).After 2 cards, I now have enough flyer miles for a free round-trip anywhere in the world, it is a nice added bonus and doesn't cost anything.

Could be a surprise bonus but very doubtful. 

Basically if I have a big purchase coming up, I sign up with a no annual fee card that has a sign up bonus and view it as a discount.

I've had both tell me they want to wait for a better opportunity, so many seller's thinking prices will still go up, and buyers thinking there will be market correction and lower interest rate if they wait.When you see all the commercial activity in DFW area though and the lack of housing, there is still plenty of pressure.Builders for the first time in probably 3 years are trying to be creative with rate locks.....those not offering commissions are back with commissions and bonus. 

This year is the last year of 100% bonus depreciation so your write off will be larger, next year it goes down to 80.

I think if you buy directly from BP, you get the bonuses, which include almost any form you would ever need to manage rental properties.

Now you rent the other units out giving you some experience with renters and with the added bonus of a renter helping pay down the mortgage making the entire project much more affordable.
