I don't participate in auctions unless I'm divesting assets as a seller or attending a trustee sale (foreclosure auction) in CA in order to protect a price or perfect title.I suggest you deal with the "Why Joseph doesn't attract the right kind of opportunities" part and forget about a deal that's becoming a distraction for you.

I also own a building 300 feet away and have been looking at every single listing there for 3 years so I am familiar with the market.It is tax assessed at 400kWe put in two offers 100k cash and 280k with a conventional 75% LTV and they came back to all of us and so no entry even for appraisers so we had to drop the financed offer.

Although if you have an established relationship with a bank and have wording put in up front that X property is this percentage of the loan then you shouldn't have too hard a time if you'd ever want to sell one.
