You can set up each entity as a location and each property as classes, the downside will be more work (since you will need to fill out additional field for every transaction) and if you don't have a good system in place, it could end up in a mess.

Water runs down the street, and enters a thoroughly inadequate drain - it is both small and horizontal so it clogs easily - and then over flows, running down the stairs to the lower patio.

(Toilets are a big one)- Deteriorating paint (lead is extremely common in cities like Rochester)- Breakers, furnace filter(s), water heater(s)- Damaged/broken stepsI think it is a little ridiculous to go around and nitpick with a checklist, but we do check for issues that would cost us money down the road, or are safety issues for our tenants (and properties).
