Search threads on 'yellow letters' and 'direct mail' and you will learn quite a bit very quickly to get a good response rate otherwise you are wasting your money.

If I don't, I don't have enough or I waste money on 0.8% checking accounts just sitting there when I could be using it to increase my rents via renovations or buying new properties.Short response: 10% is a good number, but I'd put a $150/month floor on the equation with Cap Ex in mind.

There was a lot of time and money wasted being STUCK with a project.The local civil engineer as mentioned should be able to give you much more "local flavor" on the area then we can.

I really doubt they are going to follow the latter path as they would not be capable of supporting their position, but, then again, I wouldn't waste the time and money to take them to court if they did.

On payday (every other week), just have $X get sent to me.I only have this one property so that last part wouldn't be an issue either way.Is it common for people who do bi-weekly payments to front-load the landlord with enough money in the account to cover the difference until the balance evens out?
