Got my start over a decade ago with an on-site mentor who spent three days with me in my market, helping me get deals in my market while he was there, helping me get buyers for those deals while he was there, and teaching me everything I needed to know to not only pay for my training but launch a business that has grossed me hundreds of thousands of dollars over the years.I know it's hard to pick the right mentor.

Taxes: $820Insurance: $700For financing, I'd either buy all cash & refinance to 15 yr fixed at around 6.5% in 12 months, or place permanent 15 yr financing at around 6.5% when the owner finance has expired.It is in the burbs with very similar age, size, & style homes around it.Yes, I have verified the repairs, & the $14k includes 10% fudge factor.This is only my 2'nd rental, so I greatly appreciate your input.

Gurus teach everyone to use the end buyer's fund which is a bad idea, and it could kill the deal if the title company let the end buyer know that you are using their funds to close A to B transaction.Joe Gore
