I am interested in real estate because I am looking for ways to overcome: living from paycheck to paycheck, having savings that I always end up withdrawing from, etc.I am looking for mentor's, partner's, people who will help me with advice on all aspects of real estate, networking with professionals to achieve financial security and more.Some things that I would like to know more about are: ways to possibly network with experienced investors, etc., who would be willing to help me as their protege' on real estate deals, ways to buy inexpensive plots of land (owner financed) to either get a wrap-around mortgage on or sell at a higher to pay off and profit from the difference, ways to possibly acquire a turn-key rental that I can make monthly cash flow from while also paying any loans I used to get the property (with my bad credit, no money, etc.).I look forward to becoming a colleague of yours.

Your liability exposure is rather low flipping except for construction aspects, IMO.We can certainly proceed with thoughts on the matter but much more information would be required, as to the purpose and goals desired.

Do not start your LLC with one startegy in mind like wholesaling, but rather all aspects of RE, keep in mind where you might go in the future, think about admitting members as partners or investors as well as other strategies you might use.

That's about it as to data.The other aspect is the grapevine, simply staying abreast of how the market is moving, what concessions are common, types of financing with contract to close times will tell you is a good indication of the movement in the market and how busy the related players are, lenders, appraisers, inspectors, surveyors, title plants and settlement agents.Construction knowledge, meaning costs for repairs, know what the trades are getting or what you labor costs might be, know costs of materials, generally and the time required for repairs.

Throw rugs work also but defeats the til aspect other than its their rugs,,,and subject to there cleaning.I have heard people love it,,but they may have been homeowners.
